Sometimes the best properties aren't even on the market yet. We have access to a wide range of off-market opportunities, including pre-listing properties, access to Austin’s private luxury network and homes that have been taken off the market but may still be available for sale.

Offer Process

We thoroughly explain every step in the process and stay two steps ahead of you! This is one of the most complex transactions you’ll be involved with in your lifetime. It’s critical to have a team that understands every variable of a real estate transaction and can prepare you for each step to come.

We’re the source for the source! Be it the lender that will set you up for success with your pre-approval and loan process or the inspector that ensures you know what you’re getting with the house and where there may be opportunities for repairs or improvements – our trusted extended team of resources will help you navigate ever step of the process.

There will be some up front expenses in addition to closing costs. We’ll walk you through the option fee and what that buys you with the unrestricted right to terminate during the option period; the earnest money fee; appraisal fees; inspections, etc. We’ll help you plan your budget beyond the down payment.

You want an experienced agent negotiating on your behalf. An experienced negotiator has the perfect balance of expertise, emotional detachment, advocacy skills, communication skills, and time-saving abilities to ensure that you get the best possible deal.

Our team has extensive knowledge and expertise in contracts, addenda, and associated documents required in the purchase process. We thoroughly review and explain each document to our clients, ensuring that they understand all the terms and conditions before signing. We also keep ourselves up-to-date with the latest changes in regulations, laws, and contracts to protect our clients' interests and minimize their risks

Contract to Close

The contract to close process is a critical part of the real estate buying or selling process. It involves finalizing the terms of the contract, coordinating inspections, addressing any issues that arise, and preparing for closing. We make sure that every detail is taken care of so that our clients can have a smooth and stress-free experience.

We have a second set of eyes with our Operations Director carefully reviewing the contract to ensure that all terms and conditions are met, including the price, contingencies, and closing date.

We’ll help coordinate any inspections that are required, such as a home inspection, termite, pool, septic or other specialty inspections requested.

We ensure that all deadlines outlined in the contract are met, including the inspection period, financing contingencies, and closing date.

Our Operations Director monitors the transaction closely to ensure that everything is proceeding according to plan. He will stay in communication with all parties, including the  seller's agent, escrow officer  and the lender, to ensure that everyone is on the same page.

If any issues arise during the contract to close process, we will work  to resolve them quickly and efficiently. This may include negotiating repairs or other issues that arise during the inspection process.

We’ll ensure that all necessary documents are prepared for closing, including the settlement statement, title work, and other closing documents. Again, working with all parties to ensure everything is in order for a smooth closing!
